Wait — Is It Even “Pressure Washing”? (What Actually Happens to Your House)

Five things separate a 90-minute job from a 5-hour one, and square footage is only one of them.
1. Home Size and Stories
Square footage is the biggest time variable. A 1,500-square-foot ranch takes considerably less time than a 3,000-square-foot two-story home, and it’s not only the extra surface area.
Two-story homes require ladder repositioning between sections, safety setup, and on some jobs, harnesses and tie-offs. That setup takes time and we don’t skip it. Proper fall protection protocols on multi-story work are a real consideration, and they’re part of why two-story jobs run longer than their square footage alone would suggest.

We pre-treat the concrete first and let that solution dwell for 10 to 20 minutes to loosen organic growth and break down surface grime. Window Cleaning
Standard exterior window cleaning goes fast with our pure water system. A house with 25 windows can be done in under an hour. We use purified water on the exterior, which is what produces a streak-free, crystal-clear finish without squeegee work outside.
Post-construction window cleaning is a different job. Adhesive residue, construction dust, and overspray require scraping and different solutions. It can take much longer than a standard clean and can run into an all-day project depending on the size and condition of the job. Gutter cleaning runs 1 to 4 hours on most properties. What changes the time is how full they are, whether gutter guards need to come off, and whether the downspouts are clogged all the way down.
Cleaning your gutters isn’t a luxury, it’s maintenance your house depends on. When debris is compacted, we hand-clear before blowing or flushing. Rain during the application phase is the issue. Water dilutes the cleaning solution before it can dwell properly, and that reduces the quality of the clean. Why Did My Neighbor’s Wash Take 2 Hours but Mine Takes 5?
A few things could explain it. Your neighbor may have a smaller home, a single story instead of two, lighter buildup on the siding, fewer plants to work around, or a simpler lot layout. If your neighbor also added a driveway or gutter cleaning, that alone adds 2 to 3 hours to the total visit.
